SLC isn't a single jobsite. The bench has expansive clay; the valley floor has variable fill; the foothills drain fast in summer and slow in spring. Our base prep changes for every neighborhood.

WHAT MAKES BUILDING IN SLC DIFFERENT.

    Expansive bench soils.
    Clay-heavy soils east of 1300 East swell when wet, shrink when dry. Improper base = patio cracks within 5 years. We over-build for it.

    Aggressive freeze-thaw.
    SLC averages 80+ freeze-thaw cycles per winter. Pavers handle it; poured slabs often don't unless properly cut and reinforced.

    SLC stormwater rules.
    Impervious surface limits and runoff capture rules apply on many lots. We pull permits and design drainage that complies.

    Historic district overlays.
    Avenues and Capitol Hill have Historic Landmark Commission review on visible work. We know what gets approved and what doesn't.

Ranges include excavation, engineered base, materials, install, polymeric joint, and cleanup. Permit fees, complex grading, and step-downs/seat walls quoted separately.

SLC PATIO QUESTIONS.

How long do patio installs take in SLC?

7-14 working days for a standard residential patio. Most SLC builds happen between April and November — winter installs are possible but base prep takes longer in frozen ground.

Do I need a permit for a patio in Salt Lake City?

Patios under 30" off-grade and not attached to the structure usually don't require a building permit. However, SLC has stormwater rules for impervious surfaces over a certain area, and historic districts (Avenues, Capitol Hill) require commission review. We handle the paperwork when needed.

What patio material works best for the Avenues' clay soil?

Pavers — every time. Clay soils swell and shrink seasonally; poured slabs crack from that movement. A flexible paver system over a 6" engineered base accommodates the movement and resettles each spring.

Will the SLC HOA in my neighborhood approve this?

For most SLC neighborhoods, yes — pavers and stamped concrete are typically pre-approved hardscape materials. We'll pull together the design, materials list, and color palette in a format your HOA architectural committee expects.

Can you handle slope in Cottonwood Heights / east bench properties?

Yes — most of our east-bench builds involve a retaining wall or two. We engineer block walls (Allan Block, Versa-Lok) up to 4' without permits, taller with structural review.

How early do I need to book for a spring/summer SLC build?

Our spring schedule (April-June) typically books out by late February. For a summer build, get on the schedule by April. We can usually fit in fall/early-winter projects with shorter lead times.
